Glenridge Apartments is a low-income housing tax credit (LIHTC) community for residents ages 55 and older. The community, which is located in Salem, New Hampshire, comprises three two-story buildings divided into 26 units. Its doors opened in 2010 to select applicants.
Ownership dedicates at least 80% of Glendridge Apartments’ units to individuals making 60% or less of the area’s median income. The remaining units are for those who earn 50% or less of the median income.
CSI Engineering designed heating, ventilation and air conditioning (HVAC) systems for each of Glenridge Apartment’s 26 units, among other design and consultation services.
Building the Glenridge Apartments was a unique challenge for the project’s developers. The complex’s units needed to be comfortable and safe for tenants while remaining affordable. Our design services contributed to the developers’ mission of reducing building costs and limiting ongoing expenses.
CSI Engineering designed systems for cost-effective implementation and energy-efficient operation. We designed heating, ventilation and air conditioning (HVAC), electrical, plumbing and fire protection systems for the three new senior housing buildings featuring a total of 26 units. Our designers produced schematics for integrated energy-efficient systems for each building and unit. We also completed essential administrative tasks to help the developers bring the project to life. Our team produced construction bid documents and specifications that included our HVAC, electrical, plumbing and fire protection systems.
Later in the apartment complex’s development, we provided construction administration services as a third-party consultant. Our staff reviewed shop drawings and assessed the building site to verify the contractor’s compliance with our construction documents.
